Run for a board seat

This year members of the Association will be electing seven (7) Directors for terms of two (2) years. Under Article VII, it is required that at least four (4) weeks before the Annual Meeting, anyone wishing to run for election to the Board of Directors must file a Nomination Application signed by not less than ten (10) homeowners (one signature per address) in Ghent Square, tenants do not suffice. Anyone wishing to run for office should submit this form to the GSCA on-site office at 852 Mowbray Arch, Norfolk, VA 23507 or send it to wmitchell@communitygroup.com. The form should be received no later than close of business on November 3, 2025. 

Your vote counts

Ghent Square needs at least 116 votes to make a quorum, or make our annual meeting count. If you can’t make it to the meeting, please complete the Proxy/Ballot and assign it to a board member to vote for you. You can also complete the Ballot if you want to select the candidates yourself. Download the Proxy/Ballot, complete the front and back of the form, and drop it off at the clubhouse or send it to wmitchell@communitygroup.com. Thank you!

Thank you to The Williams School for hosting Ghent Square's annual meeting.

The Williams School is a small school environment with a strong academic program based on student-centered, open-ended, and inquiry-based instruction.  Applications to their engaging, dynamic learning community are welcomed from varied economic, religious, ethnic, and racial backgrounds. At Williams, they believe that strength comes from  diversity and inclusivity.

Jeremy McGhee

Jeremy D. McGee was elected to represent Superward 6 on November 5, 2024.

Mr. McGee currently serves on the Erosion Advisory Committee, Coastal Management and Review Board, Hampton Roads Planning District Commission, and co-chairs the Mayor’s Housing Commission.

Councilman Mr. McGee is very excited to serve honorably with members of the council and supports the vision of making Norfolk a vibrant and inclusive city. Guided by collaboration, innovation, and hard work, he is committed toward the economic growth of the City of Norfolk where all families can thrive, businesses can flourish, and neighborhoods are safer. He envisions a Norfolk that champions and empowers business, revitalizes education for a stronger workforce for the future, and ensures thriving and safe neighborhoods for all citizens.

Ghent Square HOA Board Candidates

My name is Meryl Mulligan. I'm running for her fourth term on the GSCA Board of Directors. I've really enjoyed working with fellow board members and residents during my last two terms. Utilizing my skills as an attorney, I have advocated for the interests of young families in Ghent Square and routinely organizes neighbor get togethers. If you see me out and about with my two young sons, puppy and husband, please stop and say hi!
Meryl Mulligan
My name is Susan Loiterman and I really have enjoyed living in Ghent Square for the past 7 years. Before moving here, I was a licensed New York State teacher, a small business owner and a person who took active role in the activities of my community. My 3 sons are grown with children of their own. When they come to visit, the children love playing in our green spaces. Since becoming a board member, I have worked to keep our green spaces and our facilities in proper order. I have enjoyed being on the board and having the opportunity to speak to so many of our homeowners.. I would love to continue to serve you as a board member.
Susan Loiterman
I am a full-time attorney and mom of two small children, ages 3 and 5. My husband and I own two units in Ghent Square, including our home. We love our community. I would enjoy the opportunity to continue contributing as a Board member to ensure that our community standards are maintained while making sure our neighborhood remains a safe and fun place for residents of all ages and interests.

Community Watch Group

Community Watch Group

A feeling of safety is closely tied to a sense of community.

Engaging residents in their own safety and security is the best way to both reduce crime and make people feel safer. Empowering people at the community level to Take A Bite Out Of Crime® should be our goal because that’s the one thing all criminals hate.

With your help, we can create a Neighborhood Watch in Ghent Square, but we need you to get involved!

Budget - 2026

The 2026 Budget Summary Report reflects the Association’s anticipated expenses for 2026, based upon reserve requirements, actual expenditures in previous years and the current costs of various service contracts.

Excess Operating Funds

Excess operating funds are deposited into our Replacement Reserves. While these funds are reflected as an expense in the budget, the funds are actually going into our Reserves account (savings account). At the end of this year we expect to exceed and deposit $120,000 in the Reserves account.

State Law requires associations to set aside funds for future replacements, such as a pool rehabilitation, HVAC replacement, asphalt, tennis courts, clubhouse roofing, etc.  Various mortgage loan insurers such as HUD and the Veteran’s Administration also require this. They will not approve loans for communities that do not set aside adequate reserves funds.

It is important to understand the Board is composed of homeowners that realize the impact of any increase in the assessment and that is why we review expenditures at each meeting and spend a great deal of time on the development of each year’s budget.

Motion & second to have excess operating income from the 2025 balance sheet transferred to the Reserve Fund.

Pool renovation completed. Project included a new diving board,  fence, shade for the wader pool, and a new BBQ grill.

Clubhouse parking lot resurfaced. Curbs and parking lots  painted. Roads repaired and striped
