How much are HOA dues/assessments in 2025?

Assessments are $275/quarter in 2025. HOA assessments are due quarterly on the 1st of January, April, July and October ($1100/year). A coupon booklet will not be sent to you. If you mail in your assessment, please include your name, street address and account number on the check and send to:

There are various ways to pay online:
1. Set up payments through your online bank account.
2. Set up payment via www.Kliknpay.com (use zip codes 23507 and 071017898).
3. Complete the ACH form, attach a voided check, and mail to the New Jersey address. If dues increase, your payment amount will be automatically updated.
4. Log into your TownSq account and pay with your credit card or e-check for a small convenience fee.

Contact the community manager if you need your HOA account number to set up payment or a TownSq account.

You can find your HOA account number  by logging into your TownSq account. If you have not yet created a TownSq account, contact the Community Manager for your HOA account number.

You can pay your dues by credit card or have it taken out of your bank account for a fee by logging into your TownSq account. When making a credit or debit (including autopay) payment online there is a $2.95 convenience fee plus 3.5% of the total payment amount. When making a payment via E-Check, there is only a $2.95 convenience fee. Simply log into your TownSq account and then click on the “Check My Payments” box and follow the instructions. Who manages Ghent Square?
Associa Community Group is Ghent Square’s professional association management company. They are located at 4534 Bonney Road, Virginia Beach, VA 23462. If you have questions about your account, contact them directly at (757) 499-2200.

The ARB is comprised of resident volunteers who conduct an Annual Inspection of each property in the spring. The purpose of the inspection is to ensure that properties are maintained, and home values preserved. The board also reviews Architectural Change Requests that residents must submit when making changes to the exterior of their properties. Learn more about community guidelines here.

All modifications to the exterior of the home require approval from the ARB (Architectural Review Board). Modifications include additions or changes to fences, sheds, roofing, siding, drives, awnings, landscaping, etc. Homeowners do not need approval if they’re replacing “like with like.” For instance, if your new roof is going to be the same color and material, then you don’t need to submit a change request form.

If placing a POD or temporary construction dumpster on your property or Ghent Square property, you’ll need to first complete an ARB Request Form. If you’re placing a POD on a city street, contact the City of Norfolk. If placing a construction dumpster on a city street, you’ll need a permit from the City of Norfolk.

Can I fly a flag or post a sign in front of my home?
Residents are only allowed to fly the American flag in Ghent Square. No signs of any kind are allowed to be posted in Ghent Square. Review ARB guidelines for additional information.

The City of Norfolk picks up trash every Tuesday and recyclables every other Tuesday. Bins must be secured behind an enclosure and not visible from the street. See ARB Guidelines for more information.

Because your property is located in an HOA, your real estate agent will need to submit a Resale Package. They can log into Community Archives to start the process.

We have a few Resident & Affiliate Directories in the clubhouse. You also also log into your TownSq account to find your neighbors’ information, check your account balance, and discuss issues with fellow residents in the Forum. If you don’t have a TownSq account, contact the Association Manager.

Ghent Square homeowners with up-to-date accounts can reserve the clubhouse online at TownSq. Renters must have the homeowner’s permission to rent the clubhouse since it is tied to the homeowner’s account. A reservation is not confirmed until the Clubhouse Rental Agreement is submitted to the office and homeowner is given a door code.

The pool is open to Ghent Square residents from Memorial Day weekend to Labor Day weekend. Residents can sign up online for a pool pass. Learn more on the Amenities page.

You must be a Ghent Square resident or guest to use the pool and tennis/pickleball courts. If you live within a certain boundary, you may qualify to register as an Affiliate Member and use the facilities for a fee. The application can be found on the Documents page.

Residents can pick up a keycard at the Ghent Square office/clubhouse located at 852 Mowbray Arch (next to the pool). Additional or replacement keycards cost $10 and will be charged to the homeowner’s account.

There are a variety of parking spots located throughout the neighborhood. See a list of free and reserved parking spots at Parking. Contact the Association Manager for more information.
